Define the everyday job of each space.
Start with how you cook, work, rest, host and store things. Agree on essentials before finishes. Use actual measurements and the project’s flat information; a similar-looking neighbour layout is not a substitute for checking yours.
- Separate essential work, useful extras and nice-to-haves.
- Include appliances, furniture, lighting and curtains.
- Keep a budget for cleaning, moving and the unexpected.
Make quotations comparable.
Compare the scope, quantities, materials, exclusions, tax, payment schedule and responsibilities. A lower headline price can cover a different set of work. Read the contract and clarify how changes, delays and defects in the work are handled.
- Ask for itemised written quotations.
- Check HDB’s current contractor and permit requirements.
- Confirm the sequence before placing deliveries or starting work.
Leave room between the milestones.
Inspection, issue resolution, renovation approvals, work, cleaning and deliveries need coordination. Confirm dates with the people doing the work, check access arrangements and keep a practical reserve if the move shifts.
