Give every dollar one job.
Write down the cash and CPF you actually intend to use for the home. Keep emergency money and the move-in budget outside that amount. Include only confirmed grants and check whether a grant is already reflected in the CPF figure you are using.
- Avoid counting a confirmed grant twice.
- Allow separately for purchase costs and moving costs.
- Check which payments can use CPF and which need cash.
Timing matters as much as the total.
Having enough funding across the whole purchase does not mean every payment is ready when it is due. Your booking documents, Agreement for Lease appointment and key-collection instructions set out the relevant amounts and timings. Payment schemes can differ between households.
- Make a separate list of official payment milestones.
- Replace estimates when appointment documents arrive.
- Confirm CPF usage conditions and any required cash payment.
Make room for the years after the purchase.
CPF used for housing also affects retirement savings and later property decisions. A comfortable plan balances the upfront purchase, ongoing repayments and the savings you want to retain. Check your own circumstances with the relevant official service or adviser before committing.
