Write down what you will live with.
Agree on a few priorities before choosing favourites. Consider the layout, accessibility, transport, proximity to support, ongoing repayments and the time you expect to live there. A beautiful view should be considered alongside the rest of the home.
- Compare the same flat type and layout where possible.
- Read the site plan as well as the unit floor plan.
- Look for lift, refuse, service, road and shared-facility locations.
Separate what exists from what is planned.
A nearby planning designation does not establish an opening date or guarantee an unobstructed view. Plot ratio alone cannot tell you the height of a future building. Use the project brochure and current planning sources with their original scope and qualifiers.
- Ask whether an amenity is open, announced or only designated.
- Compare practical routes rather than a straight-line distance alone.
- Treat a model or illustration as an explanation, not a survey.
Have a short list and a backup.
Use the official service to check the flats and quotas relevant to your appointment. A saved choice or watchlist is not a reservation. Keep backup options and decide your non-negotiables before the appointment, while leaving room for the information available that day.
